Chimney Rebuilds & Repair in North York
When brick comes off a North York chimney in your hand, repointing won’t save it. We take failing stacks down to the roofline and build them back straight, matched and warrantied for 2 years of workmanship.
North York chimneys tend to skip straight to the rebuild conversation.
There’s a reason North York homeowners search for chimney rebuilds more than repairs. The bungalows of Downsview and Bathurst Manor and the midcentury blocks of Don Mills went up between the late 1940s and the mid 60s, and most of their chimneys have never been touched since. By the time anyone looks closely, the mortar isn’t weathered — it’s gone, and the stack is standing on habit. At that stage a cosmetic patch buys a winter or two, nothing more.
We’ll tell you honestly which side of the line your chimney is on. Where the lower courses are still sound we rebuild from the roofline up; where repointing genuinely still works, we say so and charge accordingly. It’s the same crew behind our Toronto chimney repair and rebuild service, and for parging, steps and brick elsewhere on the house, our North York masonry contractor page has the rest.

Three signs a North York chimney is past repointing
Any one of these usually means rebuild, not patch.
Joints you can empty by hand
If a house key sinks a knuckle deep into the mortar, the joints are hollow. Repointing needs something solid behind it, and sixty-year-old Downsview mortar rarely offers that.
A stack that’s off plumb
Sight up the corner of the chimney from the yard. A lean or a corkscrew twist means the bed joints have let go, and no surface fix will pull it straight again.
Brick shedding on two or more faces
One patch of spalling can be repaired. When faces are flaking on the windward and lee sides at once, the brick itself has taken on water, and new mortar around failing brick is money wasted.
What a proper rebuild looks like
Chimney rebuilds across North York
We cover the whole former city, the 401 to Steeles. Don Mills’ planned blocks and the ranch bungalows of York Mills carry some of the oldest untouched stacks in Toronto, while Willowdale’s rebuilt streets often put a sixty-year-old chimney next door to a brand-new build — which only makes the lean more obvious.
