Joints you can empty by hand

If a house key sinks a knuckle deep into the mortar, the joints are hollow. Repointing needs something solid behind it, and sixty-year-old Downsview mortar rarely offers that.

A stack that’s off plumb

Sight up the corner of the chimney from the yard. A lean or a corkscrew twist means the bed joints have let go, and no surface fix will pull it straight again.

Brick shedding on two or more faces

One patch of spalling can be repaired. When faces are flaking on the windward and lee sides at once, the brick itself has taken on water, and new mortar around failing brick is money wasted.
