White Stains on Your Brick? What Efflorescence Is Telling You


A white chalky bloom on brick looks like the wall is failing. Usually the deposit itself is harmless. It is dried salt, and it washes off.

What matters is what carried it there. Efflorescence marks the path water is taking through your wall, and reading that path correctly is the difference between a small clean and a rebuilt section a few winters later.

Understand what the white powder actually is

Water moves through masonry, dissolves salts inside it, carries them to the surface, then evaporates. The salt stays behind. That is the entire mechanism.

The Brick Industry Association sets out three conditions that must all be present: soluble salts in the wall, moisture to dissolve them, and a path to the surface. Remove any one and the staining stops.

Where the salt comes from

Rarely the brick. Modern brick holds very little soluble salt. Mortar and concrete hold far more, and mortar goes on wet, which is exactly the condition needed to move salt into the brick beside it. Road salt splashing the bottom metre of wall all winter is the other main source.

Know which kind you are looking at

This distinction decides what you do next, and most guides skip it.

Surface efflorescence

Salt crystallising on the outside face sits there and does nothing. It looks bad and it cleans off. A first year bloom on new brickwork almost always falls into this group and often fades on its own.

Subflorescence inside the brick

Salt crystallising before it reaches the surface grows inside the pores instead. Crystals expanding in a confined pore generate serious pressure. The Masonry Institute links this to cracking, powdering, flaking and material loss. The rule that matters. A light bloom that cleans off and stays gone is cosmetic. A stain that returns every year, spreads, or appears alongside crumbling brick and open joints means water is running through the wall on a schedule. That is a building problem, not a cleaning problem.

Read the pattern to find the water

Where the white sits tells you where to look.

  • Bands under windows and sills: failed caulking or a sill pitched the wrong way
  • Bottom metre only: splash back, snow piles and road salt, sometimes rising damp
  • Vertical streaks below a joint: open or cracked mortar, covered in our guide to the signs your joints need repointing
  • Blooming near a downspout: roof water hitting brick it was never meant to touch
  • Inside a basement wall: water crossing the foundation from outside

Walk the wall after heavy rain and photograph where the white is heaviest. That one step tells a mason more than any phone description.

Clean it without wrecking the brick

Start with the gentlest method

Dry brushing removes most fresh efflorescence. Use a stiff bristle brush, work dry, and sweep the residue away instead of wetting it back into the wall. Plain water handles the rest on sound modern brick. Clean during a dry stretch so the wall can dry out fully.

Three fixes that cause damage

Fix the source or expect it back

Cleaning without correcting the water buys one season. Repoint failed joints, reseal sills, extend the downspout, repair the crown, correct the grading. Once the wall stops taking on water the salts stop travelling and the staining ends by itself.

Is efflorescence on brick a serious problem?

The deposit itself usually is not. It washes off and does not weaken the brick. The moisture that carried it there can be serious, especially if the staining returns every year or appears with crumbling brick and open joints.

Will efflorescence go away on its own?

On new brickwork it often does. The first bloom draws down the salts left by fresh mortar and fades within a year or two. On an older wall it returns until you stop the water getting in.

Can I use vinegar or bleach on efflorescence?

Skip both. Vinegar is a mild acid that etches soft brick, and bleach adds chlorides to a wall that already has a salt problem. Dry brushing first, then plain water, handles almost every residential case.

Why does white staining keep coming back after I clean it?

Cleaning removes the symptom and not the supply. Water is still entering the wall, dissolving salt and carrying it out. Find the entry point, fix it, and the staining stops without further cleaning.

Should I seal my brick to stop efflorescence?

Not as a first move. Sealing a wet wall traps moisture and salt inside the brick where crystal pressure does real damage. Repair the water source, let the wall dry, then consider a breathable repellent only if one is justified.
