Start with what actually drives the price
Across the GTA, standard parging on sound, clean substrate generally runs about $3 to $8 per square foot. Where the existing coat has to come off first, that climbs to roughly $8 to $18 per square foot, because removal is slow, manual and generates waste.
The variables behind the spread
- Whether the old coat is bonded, hollow, or painted
- Access, including window wells, decks and tight side yards
- Wall height above grade and how much staging is needed
- Substrate condition, since block joints and voids need making good first
- Finish, as a smooth troweled coat takes longer than a rough float
Know what removal adds
This is the single largest swing in a parging quote. A coat that is bonded and sound can often be keyed and overcoated. A coat that is hollow, painted or sealed has to be taken back to clean substrate before anything new goes on.
Cement will not bond to paint, dust or a friable surface. Skipping removal is the most common reason new parging fails within a year, and it is invisible in a quote unless you ask for it in writing.
Ask this one question. Does the price include removing the existing coat, and what happens to the number if more of it turns out to be hollow than expected? A quote that cannot answer that is a quote with a variation waiting inside it.
